Cost & Budget

What will a renovation cost? Do you recommend a budget?

It's imperative to have a clear idea of your budget when renovating, remodeling, or making any changes. It's equally critical to have a realistic understanding of renovation costs and a reserve budget. It is impossible to estimate renovation costs accurately without complete building plans. Investing in a quote from Joe’s means working with a builder who has years of experience and a proven design process. In order to ensure a successful design process, we provide you with the most accurate estimates possible at critical stages. By working with a professional builder from day one, our clients can potentially save thousands of dollars on construction costs.

Drawings

I have a design idea for my house but no drawings. Is that okay?

Joe's is a one-stop shop for all your renovation and building needs. Whether you have plans or even sketches drawn out, Joe's can be your main point of contact. Our architects and designers work collaboratively with you to create construction-ready plans according to your dreams. We will walk you through every step of the process so you can make the right choice for your budget. The number one goal of our company is to make sure your plans become a reality.

Tradesmen

Do we hire the same tradesmen for all projects?

That's an excellent question. Our option is a construction company without a proven track record that does not use regular trades and has serious quality control issues. Every subcontractor we work with is thoroughly vetted, and we only hire professionals. Our company works with all the same companies, and if a new company is brought on, they are vetted.

Living Conditions

Am I able to live in the house while the renovations are being done?

Answer: With our specialization in renovations and additions, that's a good question, and it's not unreasonable. Most of the time our clients choose to stay in their home while we renovate. It is not always an option, as sometimes the only bathroom is removed, making the house unlivable. Therefore, each case is handled individually. Additionally, we are very safety conscious and keep this in mind at all times.

Construction Terms

Allowance

In contract documents, an allowance refers to a predetermined sum of money included in the contract sum, intended to account for cost of specific items that are not fully described or specified. 

Change Order

The document of record to increase or decrease the amount of work, record the blueprint, adjust the timeline, amend the cost or diverge from the initial undertaking in some other manner.

Project Manager

Project Manager's job is to oversee the planning and delivery of construction projects. They ensure that work is completed on time and within budget. They organise logistics, delegate work and keep track of spending.
